It is the largest retail center in East Texas, and the largest between Dallas and Shreveport. One of Tyler's major retail shopping corridors is South Broadway Avenue commercial corridor, a great place to shop in Tyler.
The regional Broadway Square Mall is conveniently located at 4601 South Broadway Avenue, at the corner of South Broadway Avenue (U.S. Highway 69) and Loop 323, and contains dozens of stores and dining options.
Stores located in the mall incloude Dilliard's, Zales, Talbots, Foot Locker, J.C.Penney's, James Avery Jewelry, Dicks' Sporting Goods, HomeGoods, Party City, Chick-Fil-A, Starbucks, and many other outlets.
Restaurants on the mall property are Longhorn Steak House, BJ's, On the Border Mexican Grill, Chipotle, and What-A-Burger.

The Village at Cumberland Park is located at the intersection of South Broadway Avenue and Toll Loop 49.
The new 700,000 square foot shopping center features retailers located in multiple buildings on 80 acres of land. It will create 2,000 new jobs in the Tyler area.
Many tenants are new to Tyler, but the Village at Cumberland Park also includes some relocations of current stores and second locations for others. Opening of the first phase took place in September and October of 2014.
Adjacent to the site are Academy Sports, Christian Brothers Automotive, Discount Tire, Super One, Dairy Queen, Austin Bank, VeraBank and the new Bass Pro Shops opening in early 2025. In addition, a new Hampton Inn & Suites Tyler South at 8962 South Broadway has opened adjacent to the Village at Cumberland Park.

Bass Pro Shops
Located to the south of the Village at Cumberland Park is the site of the new Bass Pro Shops, announced in July of 2024, and opening in early 2025. Like all Bass Pro Shops locations, the new Tyler store will feature a completely unique custom design. Envisioned as a tribute to the great sporting heritage of the region and a celebration of the sportsmen and women of East Texas, the store will build on the signature qualities that define the award-winning Bass Pro Shops shopping experience, combining retail with entertainment, outdoor education and conservation.
Bass Pro Shops is North America’s premier outdoor and conservation company. It was founded in 1972 when avid young angler Johnny Morris began selling tackle out of his father’s liquor store in Springfield, Missouri. In 2017 Bass Pro Shops acquired Cabela’s to create a “best -of-the-best” experience with superior products, dynamic locations and outstanding customer service. Today, Bass Pro has grown to 200 locations.
Plans have been announced by the City of Tyler for an extension of the nearby Bass Pro Way (formerly Settlers Landing) to the west, connecting with South Broadway Avenue near Kilrush Drive.
Cavender's is a family-owned and operated western wear retail chain founded in 1965 in East Texas. Today, its corporate headquarters are located on Old Jacksonville Highway in Tyler. The brand consists of over 80 stores in Texas, Oklahoma, Arkansas, Louisiana, Colorado, Missouri, Mississippi, Nebraska, Kansas, New Mexico and Alabama. The chain sells traditional and modern-style hats, boots, clothing and home décor.

Tyler offers shopping opportunities all over town, including the Bergfeld Center on South Broadway, between downtown and Loop 323, in the heart of Tyler's Azalea District.
The Bergfeld Center was the first shopping center in Tyler and East Texas, opened in 1949, and continues to include a large variety of stores catering to the upscale customer.
The Center has locally-operated stores, stores with regional locations and stores representing national chains.
It also includes restaurants and bakeries such as the Village Bakery, and boutiques such as Katie's Jewelry. A Brookshire's Grocery store and CVS Pharmacy is located adjacent to Bergfeld.
Shoppers will find several Wal-Marts, a Target, Kohl's, Chico's, Acadeny Sports, Home Depot, and several Brookshire's Grocery stores around town. Many other prominent outlets are also available, such as Aldi, AtHome, National Tool and Equipment, Natural Grocers, and Barnes & Noble.

Plans for the new 60-acre Parkside development in Tyler were announced in December of 2024, to be located at 8851 South Broadway Avenue near West Cumberland and Faulkner Park in south Tyler. The site is across South Broadway from The Village at Cumberland Park.

The Genecov Group has plans to include in the development high-profile retailers, entertainment venues, restaurants, lodging and more.
A release from Genecov states that the northern half of the development will feature traditional retailers, while the southern half will host an indoor/outdoor “lifestyle center,” with entertainment, retail, restaurants, walking trails and green space.
