Tyler offers a wide variety of shopping opportunities and venues, from regional shopping centers with local and national merchants to small locally owned boutiques and resale-thrift stores.
It is the largest retail center in East Texas, and the largest between Dallas and Shreveport.
Many of the major, national retail stores, restaurants and hotels are located along the South Broadway Avenue corridor between Loop 323 and Toll Loop 49, some in standalone buildings, others in shopping centers.
Shopping opportunities in Tyler expanded in 2014 as The Village at Cumberland Park, located at 8926 South Broadway Avenue at Toll 49, opened its first phase of stores.
The 700,000 square foot shopping center features retailers located in multiple buildings on 80 acres of land. It provides a variety of retail, services, restaurants, and entertainment in a contemporary, pedestrian-friendly outdoor setting.
A new Centennial Parkway encircles the property. Access is also be available from the existing Market Square Boulevard. The development is located just south of Cumberland Road.
The northbound lanes of South Broadway have been lowered to match the incline of the southbound lanes; turn lanes into the Village have been constructed, and traffic signals added.
Many tenants will be new to Tyler, but the Village at Cumberland Park will also include some relocations of current stores and second locations for others.
It is estimated that the Village will create 2,000 new jobs in the Tyler area, and could infuse up to $5 million per year in taxes in city, county and local school district budgets.
Opening of the first phase began in September of 2014. Stores now open include OshKosh B'gosh, Carter's, Famous Footwear, Versona, Lane Bryant, TJMaxx, Maurices, Jo-Ann Fabric and Craft Stores, DSW, Old Navy, Kirkland's, The AT&T Store and others, with more openings in 2025.
Studio Movie Grill is also now open near the rear of the development. Nearby is the Burlington Coat Factory.

Adjacent to the site are Academy Sports, Christian Brothers Automotive, Discount Tire, Austin Bank, and VeraBank.
In addition, a new Super 1 Food Store is located between the Village and Academy Sports, at 172 Centennial Parkway. Included in the 58,000 facility is a drive-thru pharmacy, bakery, deli, meat section, floral and produce departments, as well as a gas station. In front of Super 1 is a Dairy Queen at 8850 South Broadway Avenue.
Just to the east of the Village is the new Wayfare - Cumberland Park housing development.
Located to the south is the site of the new Bass Pro Shops, announced in July of 2024, and opening in early 2025. Like all Bass Pro Shops locations, the new Tyler store will feature a completely unique custom design. Envisioned as a tribute to the great sporting heritage of the region and a celebration of the sportsmen and women of East Texas, the store will build on the signature qualities that define the award-winning Bass Pro Shops shopping experience, combining retail with entertainment, outdoor education and conservation.
Bass Pro Shops is North America’s premier outdoor and conservation company. It was founded in 1972 when avid young angler Johnny Morris began selling tackle out of his father’s liquor store in Springfield, Missouri. In 2017 Bass Pro Shops acquired Cabela’s to create a “best-of-the-best” experience with superior products, dynamic locations and outstanding customer service. Today, Bass Pro has grown to 200 locations.
Plans have been announced by the City of Tyler for an extension of the nearby Bass Pro Way (formerly Settlers Landing) to the west, connecting with South Broadway Avenue near Kilrush Drive.
The Veterans Administration Tyler Centennial Clinic offers primary care and specialty health services, including mental health services, vision care, telehealth services, women’s health care, and more. It is located at 428 Centennial Parkway in Tyler, in back of the Village at Cumberland Park, just off South Broadway Avenue near Toll Loop 49.

The Hampton Inn & Suites Tyler South is located just off Market Square Boulevard adjacent to the Village at Cumberland Park and near the site of the new Bass Pro Shops.
